About the company

Regional REIT Limited is a Guernsey-based real estate investment trust (REIT). The Company’s commercial property portfolio comprises wholly income-producing United Kingdom assets, predominantly offices located in the regional centers outside the M25 motorway. The portfolio is geographically diversified, with approximately 123 properties, 1,248 units and 740 tenants. The Company may also invest in property portfolios in which up to 50% of the property is situated inside the M25 motorway. Its commercial property portfolio includes Capitol Park, Leeds; Orbis 1, 2 & 3, Derby; Eagle Court, Birmingham; Hampshire Corporate Park, Chandler's Ford, Eastleigh; Manchester Green, Manchester; Beeston Business Park, Nottingham, and others. Its subsidiaries include Beaufort Office Park Management Company Limited, Regional Commercial MIDCO Ltd, and others. It is managed by ESR Europe LSPIM Ltd., the Asset Manager, and ESR Europe Private Markets Ltd., the Investment Adviser.

Management & contract fees

An annual management fee of 1.1% is calculated on a blended basis of 75% EPRA NTA and 25% market capitalisation, with tiered reductions as asset value increases. The fee decreases to 0.9%, 0.7%, and 0.5% across higher value thresholds and is payable quarterly in arrears.
